Technical House Specifications
The residential complex of Zen Properties is located in a great area, in one of the highest places of the city. It consists of three two-floor residences, constructed based on the highest standards and specifications, in order to provide the sensation of familiarity, elegance and luxury. It is a project with unique aesthetics and exceptionally high construction specifications. In each residential unit an independently located pool, as well as big and spacious yards will be found.
Foundations and Skeleton
Anti Seismic Design
The static carrier of the building is designed and made of reinforced concrete and follows the latest Eurocodes.
The exterior masonry will be 25 cm in thickness made by perforated bricks. It will be applied to the heat treatment certificated system of the shell of the building with expanded polystyrene.
The interior masonry will be made of perforated bricks that will be 10 cm thick, it will be three times plastered and painted with “emulsion” paint equal times.
The external surface (masonry and roof) of the building will be constructed following the heat treatment system, based on the study of the mechanic engineer, for the energy efficiency needs of the building together with the color needs, which is decided by the architect.
The internal masonry will be built based on the architectural plan, will be plastered and painted three times using the greatest quality of “emulsion” paint and the color will be the buyer’s decision.
Ceilings/ False Ceilings
All the ceilings will be plastered and painted three times with the best quality of paint.
The kitchen and the sanitary areas will have false ceilings.
“Pipe in Pipe”
High level of independent plumbing installation following the delivery system called “pipe -in -pipe”.
Solar boiler /Pressure system
Each and every residence will have its high quality solar boiler, with a cylindrical water storage tank of 200 liters, solar panels and a system that can run under a 3 bars pressure. Every house will have its independent plastic water storage cylinder of 1000 liters and its independent pressure switch installed.
High-performance aluminum frames with double glass for a better sound and thermal insulation, its color will be the architect’s decision.
Lighting and Design / Building Safety
High-quality materials will be invested on the exterior spaces of the building.
Architectural lighting with sensors will be provided for the automatic control and security. Doorbells with adjusted video cameras on will be placed.
Living Room/Dining Room, Kitchen: Ceramics- market value €25/m².
Wooden floors that their market value is € 15/m² including the placing cost. In case of choosing ceramics it will be the same as for the Living Room/ Dining Room and the Kitchen.

Sanitary items worth €3300 including the faucets, mirrors and all the necessary accessories.
Gates and Doors
Gates: Mechanisms and Handles:
Wooden gate, its material follows the architect's plan.
Laminate type of doors, with locks of a well-known company. The handles and locks are included.
The interior of the kitchen is made of waterproof melamine 18 mm and laminate types of doors in white color, with their handles from a well-known brand.
Estimated cost of the kitchen: €3000.
The lid of the kitchen bench will be made of granite and it will cost €160.
Wardrobes of melamine type, (the closets will include their handles, hangers and three drawers).
* The customer will visit the company that the seller has chosen, for the selection of not only the closets but also the kitchen cupboards.
They are based on the architectural plan that is countersigned in the contract. A washbasin cabinet, its interior is of 18mm waterproof melamine, and laminate type of doors in various coloring, with handles from a well-known importing company or a local manufacturer of the same quality. Estimated cost €1200.
The lid of the bathroom cabinets will be made of granite and its cost is €160.
In the kitchen we will find a kitchen smoke absorber, a laundry machine, a dishwasher, a clothes dryer, a fridge and an oven.
Two parking lots are provided for each residence.
Air conditioning system
We will provide an environmentally friendly air conditioning system to all rooms of the residence.
We will provide a modern central electrical heating system according to the mechanic engineer’s study and the approval of the electricity supplier, the Electricity Authority of Cyprus.
Telephone suppliers and installation of a central satellite antenna for the reception of local and national channels, broadcasting from all different rooms (bedrooms, living room and kitchen) will be provided. All the sockets will be double. Access to plug the television will be provided in every bedroom, as well as telephone plugs, double ones in the kitchen, a heater switch and, in general, a switch for all electric appliances that will be in the kitchen. Also, there will be a cooker and switches for the dishwasher and the laundry machine. There will be sockets in the living room and the corridor. Sufficient led bulbs for the ceiling will also be provided so that all rooms have adequate lighting. Last but not least, the plugs on the balconies will be waterproof.
Security System / Network / Satellite channels
We will provide installation of security alarm with motion detectors, with activation and deactivation panel. Its estimated cost is at €900. We will also provide a central reception system for the television to have access to the local channels.
The dimensions of the plans will be in maximum approximation and no one of the contracting parties will demand anything if there is no significant deviation from the dimensions agreed. All the plans, advertisements or perspectives that are not countersigned when the final signatures are set on the Contracts, are not part of the Agreement and cannot bind the seller. According to this Agreement, the Buyer is responsible for providing all the necessary information for the smooth progress of the construction work in order to meet the timetable that will be agreed on. It is clearly stressed that in case of weakness or subversion in the construction progress because of delay in the making of decisions by the Buyer or his/her representative, the Seller has the right, after specific notification, to proceed in taking measures that will secure its productive efficacy and help in meeting the deadlines of the property. No refunds will be provided or any other similar actions by the Buyer if any consequences are provoked while constructing it. On the making of the project, the Seller has the right to alter or change the plans, if the supervised architect’s judgment is that the alterations are necessary, for technical or aesthetical reasons, as all that highly affects the Building and only provided that these changes are aligned with the rules and regulations of the construction of buildings.
All the technical specifications that are mentioned above include the 19% Value Added Tax that is currently in force. In case of alterations in the percentage of the V.A.T the pricing of all materials will be readjusted based on the new one.
The estimated pricing on the woodwork will follow the agreement that has been made between KKSZ Developments and the provider that will run the project.
Wherever the words market value are mentioned it means the list price of the shop.
