• Η ενοικίαση θα γίνει αποκλειστικά με επίσημο, νόμιμο συμβόλαιο μέσω δικηγόρου.
• Η αρχική διάρκεια του συμβολαίου είναι 3 μήνες. Μετά τη λήξη του, οποιαδήποτε ανανέωση θα γίνεται μόνο κατόπιν συμφωνίας των δύο πλευρών.
• Με την υπογραφή του συμβολαίου καταβάλλονται:
1 ενοίκιο για τον πρώτο μήνα.
1 ενοίκιο ως εγγύηση, η οποία δεν συμψηφίζεται με ενοίκια.
• Απαραίτητη προϋπόθεση είναι η ύπαρξη αξιόχρεου εγγυητή ή γραπτής σύστασης από εργοδότη. Η αγγελία αφορά άτομα με μόνιμη, σταθερή και αποδεδειγμένη εργασία.
• Το ρεύμα (ΑΗΚ) και το νερό μεταφέρονται υποχρεωτικά στο όνομα του ενοικιαστή, με δικά του έξοδα για τις απαιτούμενες εγγυήσεις προς τους οργανισμούς.
• Δεν επιτρέπονται κατοικίδια.
• Απαγορεύεται αυστηρά η υπεκμίσθωση του διαμερίσματος (ολική ή μερική), συμπεριλαμβανομένης της βραχυχρόνιας μίσθωσης (Airbnb), καθώς και η διαμονή ατόμων που δεν αναγράφονται στο συμβόλαιο.
• Οποιαδήποτε επιπλέον έπιπλα ή ηλεκτρικές συσκευές επιθυμεί να τοποθετήσει ο ενοικιαστής αγοράζονται, συντηρούνται, επισκευάζονται και απομακρύνονται αποκλειστικά με δικά του έξοδα. Ο ιδιοκτήτης δεν φέρει καμία ευθύνη για αυτά και δεν υποχρεούται να παρέχει επιπλέον εξοπλισμό.
Παρακαλώ να επικοινωνούν μόνο άτομα που ενδιαφέρονται πραγματικά και πληρούν όλες τις πιο πάνω προϋποθέσεις.

Rent: €850 per month (non-negotiable).
The building's communal fees and the Municipality's annual waste collection charges are payable by the tenant in addition to the rent.
The apartment includes a covered parking space and 2 balconies.
Rental Terms and Conditions
(Please read carefully and contact me only if you agree with all the terms below, so that a viewing can be arranged. The terms and conditions are non-negotiable.)
The rental agreement will be formalised exclusively through an official, legally binding contract prepared by a lawyer.
The initial contract term is 3 months. Upon expiry, any renewal will be subject to mutual agreement between both parties.
Upon signing the contract, the following payments are required:
One month's rent in advance for the first month.
One month's rent as a security deposit, which cannot be used to offset rental payments.
A financially reliable guarantor or a written reference from an employer is mandatory. This listing is intended for individuals with permanent, stable and verifiable employment.
Electricity (EAC) and water accounts must be transferred into the tenant's name. The tenant is responsible for all associated costs, including any required security deposits payable to the relevant utility providers.
Pets are not allowed.
Subletting the apartment, either in whole or in part, is strictly prohibited. This includes short-term rentals (e.g. Airbnb). Accommodation of individuals who are not named in the rental agreement is also prohibited.
Any additional furniture or electrical appliances the tenant wishes to install must be purchased, maintained, repaired and removed at the tenant's own expense. The landlord accepts no responsibility for such items and is under no obligation to provide any additional furniture, appliances or equipment.
