📍 Τοποθεσία: Πλησίον της Εκκλησίας των Αγίων Αναργύρων, μόλις 5 λεπτά από το Λιμανάκι και το Kings Avenue Mall.

Κατάσταση: Ημιεπιπλωμένο. Διαθέτει μόνο 1 πλυντήριο ρούχων και 2 κλιματιστικά παλαιού τύπου.

Ενοίκιο: €650 τον μήνα.

Τα κοινόχρηστα της πολυκατοικίας και τα ετήσια σκύβαλα του Δήμου καταβάλλονται επιπλέον από τον ενοικιαστή.

Όροι Ενοικίασης (Παρακαλώ διαβάστε προσεκτικά)

• Η ενοικίαση θα γίνει αποκλειστικά με επίσημο, νόμιμο συμβόλαιο μέσω δικηγόρου.

• Η αρχική διάρκεια του συμβολαίου είναι 3 μήνες. Μετά τη λήξη του, οποιαδήποτε ανανέωση θα γίνεται μόνο κατόπιν συμφωνίας των δύο πλευρών.

• Με την υπογραφή του συμβολαίου καταβάλλονται:

1 ενοίκιο για τον πρώτο μήνα.

1 ενοίκιο ως εγγύηση, η οποία δεν συμψηφίζεται με ενοίκια.

• Απαραίτητη προϋπόθεση είναι η ύπαρξη αξιόχρεου εγγυητή ή γραπτής σύστασης από εργοδότη. Η αγγελία αφορά άτομα με μόνιμη, σταθερή και αποδεδειγμένη εργασία.

• Το ρεύμα (ΑΗΚ) και το νερό μεταφέρονται υποχρεωτικά στο όνομα του ενοικιαστή, με δικά του έξοδα για τις απαιτούμενες εγγυήσεις προς τους οργανισμούς.

• Δεν επιτρέπονται κατοικίδια.

• Απαγορεύεται αυστηρά η υπεκμίσθωση του διαμερίσματος (ολική ή μερική), συμπεριλαμβανομένης της βραχυχρόνιας μίσθωσης (Airbnb), καθώς και η διαμονή ατόμων που δεν αναγράφονται στο συμβόλαιο.

• Οποιαδήποτε επιπλέον έπιπλα ή ηλεκτρικές συσκευές επιθυμεί να τοποθετήσει ο ενοικιαστής αγοράζονται, συντηρούνται, επισκευάζονται και απομακρύνονται αποκλειστικά με δικά του έξοδα. Ο ιδιοκτήτης δεν φέρει καμία ευθύνη για αυτά και δεν υποχρεούται να παρέχει επιπλέον εξοπλισμό.

Το διαμέρισμα είναι ιδανικό για 1-2 άτομα. Απευθύνεται σε άτομα που επιθυμούν να το διαμορφώσουν σύμφωνα με τις ανάγκες και το γούστο τους. Δεν υπάρχει δυνατότητα από τον ιδιοκτήτη για περαιτέρω επίπλωση ή ανακαίνιση. Για τον λόγο αυτό, το ενοίκιο έχει διαμορφωθεί στα €650.

Παρακαλώ να επικοινωνούν μόνο άτομα που ενδιαφέρονται πραγματικά και πληρούν όλες τις πιο πάνω προϋποθέσεις.

Έχουμε δεχθεί αρκετά τηλεφωνήματα από ενδιαφερόμενους που έκλεισαν ραντεβού για να δουν το διαμέρισμα, αλλά τελικά δεν εμφανίστηκαν. 📍 Location: Near the Church of Agioi Anargyroi, just a 5-minute walk from the Harbour and Kings Avenue Mall.

Condition: Semi-furnished. The apartment includes one washing machine and two older-style air conditioning units only.

Rent: €650 per month.

The tenant is responsible for paying the building's communal expenses and the annual municipal refuse collection fee.

Rental Terms (Please Read Carefully)

The tenancy will be arranged only through a legally binding rental agreement prepared by a lawyer.

The initial rental agreement is for 3 months. Any extension after this period will be subject to mutual agreement between both parties.

Upon signing the agreement, the tenant must pay:

One month's rent in advance.

One month's rent as a security deposit, which is not to be used as payment for the final month's rent.

A creditworthy guarantor or a written reference from the employer is required. This property is intended for tenants with permanent, stable, and verifiable employment.

Electricity (EAC) and water accounts must be transferred into the tenant's name. Any deposits or connection fees required by the utility providers are the tenant's responsibility.

No pets allowed.

Subletting is strictly prohibited, whether in whole or in part, including short-term rentals such as Airbnb. Only the persons named in the tenancy agreement are permitted to reside in the apartment.

Any additional furniture or electrical appliances the tenant wishes to install must be purchased, maintained, repaired, and removed entirely at the tenant's own expense. The landlord accepts no responsibility for such items and is under no obligation to provide additional furniture or equipment.

The apartment is ideal for 1–2 people. It is suitable for tenants who wish to furnish and decorate it according to their own needs and preferences. The landlord is not able to provide any additional furniture or carry out renovations. For this reason, the monthly rent has been set at €650.
