Our client, a leading company in the residential real estate development industry in Limassol, with 20+ projects across multiple SPVs and a team of ~35 employees, is seeking a Financial Controller.This is the most senior finance role in the company, reporting directly to the CEO and working closely with shareholders. The successful candidate will lead the Finance team and oversee financial reporting, controls, compliance, and group finance operations across all SPVs and the parent company.Job ResponsibilitiesFinancial Reporting & ConsolidationOwn the monthly, quarterly, and annual financial reporting cycle across all SPVs and the parent companyProduce the consolidated group P&L, balance sheet, and cash flowProduce SPV final accounts for each completed project.Deliver clear, accurate management reporting to the CEO and shareholders Team LeadershipLead and develop the full Finance team: AR, AP, and Financial Analyst (FP&A)Set priorities, review work quality, and ensure timely close across all entitiesBuild a culture of accuracy, accountability, and continuous improvementIdentify capability gaps and drive hiring and development decisions Controls & ProcessOwn the internal control environment across the Finance functionEstablish and maintain accounting policies aligned with IFRS and Cypriot requirementsDesign and enforce approval workflows for payments, journal entries, and intercompany transactionsContinuously improve close timelines, reconciliation discipline, and reporting accuracy Audits — Group & SPVsOwn the relationship with external auditorsLead the audit of the parent company end-to-endOversee SPV audits; review and resolve material adjustmentsEnsure audit-ready records are maintained across all entities year-round Tax & VAT OversightOwn group-wide VAT and corporate tax complianceReview and sign off on VAT returns and tax submissionsManage the relationship with tax advisorsEnsure tax-efficient structuring within compliance boundaries, in coordination with external advisors and the CEO Treasury & BankingOwn the group cash position and weekly cash reporting to the CEOManage all banking relationships across SPVs and the parentOversee facility utilization, drawdowns, and covenant complianceApprove payment runs and oversee intercompany funding flowsPartner with the CEO on liquidity planning and funding decisions Budgeting & Cost ControlOwn the annual budgeting process across all SPVs and the parentDirect the Financial Analyst on budget build, consolidation, and variance reportingReview and sign off on Budget vs. Actual analysis across the groupEscalate material variances and partner with department heads on corrective action Business PartneringAct as the primary finance partner to the CEO and department headsSupport the CEO and shareholders with ad-hoc financial analysis as required Systems & DataOwn SAP as the source of truth for the group's financialsDrive improvements in chart of accounts, reporting structures, and data qualityLead or support automation initiatives across the Finance functionRequirementsACCA, ACA, or equivalent — fully qualified8+ years of relevant experience, including audit firm background (Big 4 or mid-tier strongly preferred)Prior Financial Controller, Head of Finance, or Senior Audit Manager experienceMulti-entity / group consolidation experience essentialReal estate, construction, or development industry experience strongly preferredStrong technical knowledge of IFRS and Cypriot tax and VATDemonstrated experience leading and developing a finance teamExperience managing banking relationships and treasury operationsStrong working knowledge of SAP (or comparable ERP)Advanced Excel and financial modeling skillsExcellent communication skills — able to translate financials for non-finance stakeholders and present to shareholdersFluent English and GreekBenefitsCompetitive salary aligned with seniorityPerformance-based bonus schemePaid Sport’s Benefit Membership (Access to 350 gyms/hotels/tennis courts etc across the island)A collaborative, professional team and a long runway as the company grows
