They cost a median of €430,000 in Limassol, €345,000 in Paphos, €253,000 in Larnaca, €235,000 in Famagusta and €220,000 in Nicosia.
On a smaller budget, a one-bedroom apartment usually sells for €135,000–€160,000 in Nicosia or €148,000–€192,000 in Larnaca. In Limassol the same flat typically costs €235,000–€358,000. Three-bedroom apartments range from a median of €247,000 in Famagusta to €700,000 in Limassol.
EU citizens can buy apartments in Cyprus without restrictions. Non-EU nationals are generally permitted to purchase one property and may need approval from the Council of Ministers, a standard and well-established process. Many international buyers also explore Cyprus's residency-by-investment route when purchasing at higher price points. On top of the purchase price, budget an extra 7–10% for transfer fees, stamp duty, and legal costs.
