Limassol is Cyprus's most active property market, and also its most expensive. Two-bedroom apartments typically sell for €350,000–€550,000 (median €430,000); studios for €195,000–€265,000 (median €216,000). At the upper end, four-bedroom properties range from €790,000 to €2,700,000 (median €1,280,000). Price variation within Limassol is steep. The seafront and marina zone command the highest prices on the island; Germasogeia and Agios Athanasios are established residential neighbourhoods with strong demand; Polemidia, Ypsonas, and areas further inland offer more accessible entry points, where one-bedroom apartments can start around €235,000, against €358,000 at the upper end of the city range. Limassol has the most liquid property market in Cyprus: properties sell faster and attract the widest pool of buyers, including a significant proportion of international purchasers. Rental demand is the strongest on the island: well-located two- and three-bedroom apartments generate gross yields of 4–6%, with monthly rents for two-bedroom units ranging from €1,700 to €2,900 (median €2,150). For buyers comparing Limassol to other cities, expect to pay 25–90% more per square metre. What that buys is the island's best commercial infrastructure, strongest rental market, and a largely redeveloped seafront.
Limassol has more houses for sale than any other district, around 4,200, and they are also the most expensive. Half cost more than €835,000, and the typical range, €501,000 to €1.7 million, covers everything from family homes to luxury villas. Unlike in Paphos, houses here cost less per square metre than apartments: €4,054/m² against €4,874/m².
Most of the island's office market is concentrated in Limassol. Around 290 offices are for sale, about 70% of all office listings in Cyprus, with a median price of €1.65 million. The city also leads for land, with around 2,650 building plots on offer. A typical plot of about 1,700 m² costs €670,000, or €377/m², around three times as much per square metre as in Paphos or Famagusta.
