The figures below are based on active listings on Bazaraki.com as of September 2026 and reflect median prices across the market.
Limassol has the highest rents on the island: the median sits at €23/m²/month, with two-bedroom apartments typically running €1,700–€2,900 per month (median €2,150). Nicosia is the most affordable at €11/m², where a two-bedroom apartment rents for €800–€1,200 (median €900). Larnaca (€14/m²) and Paphos (€18/m²) sit in between. Larnaca offers the best value on the coast, while Paphos costs a little more because of demand from expats. Famagusta is close to Larnaca at €13/m², though with a seasonal dimension: rents go up sharply in the tourist season and fall back in winter.
If you want a whole house, expect to pay somewhere between €2,000 and €3,000 a month in most districts. Limassol and Paphos are at the top with a median of €3,000, though the spread is wider in Limassol (€1,900–€6,000) than in Paphos (€1,800–€4,300). In Larnaca, Nicosia and Famagusta the median is €2,000, and most houses rent for €1,300–€2,800, €1,300–€3,200 and €1,400–€3,000 respectively.
On a per-metre basis, a house usually works out cheaper than an apartment: €17/m² in Limassol, €16/m² in Paphos, €13/m² in Famagusta, €11/m² in Larnaca and €9/m² in Nicosia. For tenants who need an extra bedroom or a garden, the difference is most noticeable in Nicosia and Larnaca.
Offices dominate commercial rentals, with about 1,400 listings across the island. A typical office of around 300 m² rents for a median of €4,900 a month (€24/m²), and most fall between €2,100 and €10,000. Limassol costs far more than anywhere else, with a median of €7,000 a month, or €29/m². Paphos follows at €2,750 (€17/m²), then Larnaca at €1,700 (€12/m²) and Nicosia at €1,500 (€13/m²).
Retail space is cheaper. Shops and showrooms rent for a median of €2,325 a month (€17/m²), rising to €5,000 (€26/m²) in Limassol and dropping to around €2,000 (€11/m²) in Nicosia. Warehouses have the lowest rents per square metre, about €7/m², since the units are large.
Standard leases across Cyprus run for one year, with a deposit of one to two months' rent. Utilities are paid separately by the tenant.
