Quantity surveyor
Blue Reed Development Ltd is seeking to recruit a Quantity Surveyor for a large-scale project in Limassol, Cyprus.
This is a full-time, on-site role who will support the Project Manager in cost planning, budgeting, forecasting, cost control, procurement monitoring, and financial reporting throughout the project lifecycle.
The successful candidate will monitor project expenditure, assess variations and claims, prepare cost reports, and help ensure that the project is delivered within the approved budget and in accordance with contractual and statutory requirements.
Key Responsibilities
-Prepare accurate cost estimates, project budgets, and Bills of Quantities (BOQs) for construction projects.
-Perform detailed measurements and quantity take-offs from architectural, structural, and engineering drawings.
-Monitor project expenditure, track variations and change orders, and prepare interim and final valuations.
-Assist in the preparation of tender documentation and the evaluation of contractor and supplier submissions.
-Support the administration of construction contracts, including drafting, negotiation, and post-contract management.
-Review and verify contractor payment applications, progress claims, invoices, and supporting documentation.
-Prepare regular cost reports, cash flow forecasts, and financial updates for stakeholders and senior management.
-Conduct value engineering exercises and recommend cost-effective solutions without compromising quality or project requirements.
-Ensure compliance with applicable Cyprus construction regulations, building codes, contractual obligations, and statutory requirements.
-Support procurement activities, including supplier sourcing, bid analysis, commercial negotiations, and contract awards.
-Identify, assess, and manage cost-related risks throughout the project lifecycle.
-Maintain accurate and up-to-date records of cost documentation, correspondence, variations, claims, and contractual matters.
-Collaborate closely with the Project Manager, design consultants, contractors, and suppliers to ensure effective cost control and timely project delivery.
Qualifications
-Degree or diploma in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
-Minimum of three years of relevant experience in a similar role within the construction industry.
-Proven experience in quantity surveying, cost control, budgeting, valuations, and contract administration.
-Strong knowledge of construction contracts, including FIDIC, JCT, or applicable Cyprus contract forms.
-Good understanding of measurement methods, cost planning, tendering, procurement, and financial reporting.
-Strong analytical, numerical, organizational, and reporting skills.
-Advanced proficiency in Microsoft Excel.
-Familiarity with industry software such as AutoCAD, Revit, or other quantity surveying and cost-management tools will be considered an advantage.
-Excellent attention to detail and the ability to work accurately under deadlines.
-Strong communication and coordination skills, with the ability to work effectively with project managers, consultants, contractors, and suppliers.
-Good knowledge of English. Knowledge of Greek, Russian will be considered an advantage.
