Residential Field 46155 m²
2 months ago Paphos — Kannaviou
Paphos has long been a first choice for international buyers, and the numbers show why. The median price per square metre for apartments sits at €3,911/m², below Limassol (€4,874/m²) but above Larnaca and Nicosia (figures based on Bazaraki listings, September 2026). Entry-level studios start from €180,000–€242,000 (median €196,000); two-bedroom apartments typically sell for €290,000–€425,000 (median €345,000). The area has a well-established expat community, direct flights to major European cities, and a coastline stretching from the harbour through Coral Bay up to Polis. Bazaraki.com lists apartments, villas, houses, and commercial property for sale in Paphos from private owners and registered agents.
The district covers distinct areas with different price dynamics. Kato Paphos near the harbour sits at the higher end; the hillside villages of Konia and Tala attract buyers who want space and views at more accessible prices; Coral Bay and Chloraka have consistent international demand; Polis and the Akamas area offer land and rural properties at the lower end. Use the map and price filters to compare, set your bedroom count, and contact the seller directly.
Paphos has the largest concentration of English-speaking services on the island, with estate agents, lawyers, doctors, and accountants who routinely work with foreign buyers. The rental market is partly seasonal, but the permanent expat community provides a steadier base than pure holiday-let destinations. Note: Paphos shows a noticeable gap between the median (€3,911/m²) and the average (€4,218/m²), because premium coastal listings pull the average up. For most buyers, the median is the more useful reference.
Houses play a big role in Paphos: there are around 2,200 on sale, roughly the same number as apartments. Most are priced between €490,000 and €1.3 million, with a median of €750,000. By the square metre, houses cost €4,016, practically the same as in Limassol (€4,054) and a little more than a Paphos apartment (€3,911/m²).
The district has around 700 building plots on the market. Plots are big, around 3,200 m² at the median, and cost €266,000, so land here works out at just €126/m², roughly a third of the Limassol price (€377/m²). Most plots are listed between €130,000 and €500,000.
