How Much Does It Cost to Rent a House in Cyprus?

The figures below are based on active listings on Bazaraki.com as of September 2026 and reflect median asking rents.

House rents fall into two groups. In Limassol and Paphos the median is €3,000 a month, though Limassol has a much wider spread: €1,900–€6,000, against €1,800–€4,300 in Paphos. In Larnaca, Nicosia and Famagusta the median is €2,000, with most houses renting for €1,300–€2,800, €1,300–€3,200 and €1,400–€3,000 respectively.

Per square metre, a house is often cheaper to rent than an apartment: €17/m² a month in Limassol against €23/m² for flats, and €9/m² in Nicosia against €11/m². Limassol also has the biggest choice, with around 1,750 houses for rent, more than the other four districts combined. Famagusta has only about 100 houses listed, so treat its figures as a rough guide.

What to Expect When Renting a House in Cyprus

Standard rental contracts in Cyprus run for one year, with a deposit of one to two months' rent paid upfront. Landlords generally cover property taxes; tenants pay utilities separately. Villas with pools often include a maintenance fee for pool cleaning. In popular areas like Limassol Marina or Paphos coastal districts, rental demand is high year-round, so moving quickly when you find the right property pays off. Short-term villa rentals are also widely available for those relocating and looking for temporary accommodation.
